What Our Sealcoating Process Looks Like

First, the crew cleans the entire surface. We remove dirt, debris, leaves, and any loose material. Oil stains and fuel spots are treated with a degreaser so the sealant bonds properly. Next, we fill any existing cracks using hot-pour or cold-pour crack sealant depending on the size and depth of the damage.

 

Once the surface is prepped, we apply the sealcoat using commercial-grade SealMaster spray equipment for an even, consistent layer. For most residential driveways, one to two coats is standard. Commercial lots may require additional coverage in high-traffic areas. After application, the surface needs 24 to 48 hours to cure before foot or vehicle traffic.

 

We check the weather forecast before every job. Sealcoating requires air and surface temperatures above 50°F and dry conditions for at least 24 hours after application. If the weather doesn’t cooperate, we reschedule rather than risk a poor result.

Late spring through early fall, when temperatures are consistently above 50°F and rain is less likely. The ideal window in Northern Indiana is typically May through September. We check the forecast before every job to make sure conditions are right.

Foot traffic is usually safe within 12 to 24 hours. Vehicle traffic should wait at least 24 to 48 hours depending on temperature and humidity. We’ll give you a specific timeline based on conditions at your property.

Not right away. New asphalt needs 12 to 18 months to cure before the first sealcoat is applied. Applying too early can trap oils in the surface and prevent proper bonding. We’ll let you know when your new driveway is ready.
