When Your Driveway Needs More Than Just a Patch Job
Cracks spreading across the surface. Water pooling where it shouldn’t. Edges crumble every time you pull in. If your driveway is showing its age, a fresh coat of sealer isn’t going to fix the problem. At some point, the right move is a full replacement or a new installation done properly from the ground up.
Brooks Brothers Driveways has been paving residential driveways across Northern and Central Indiana for over 20 years. We’re a 3rd generation paving family, and this is what we do best. From standard two-car driveways to long rural lanes, circular drives, and driveway extensions, we handle the full scope of residential work. You talk directly with the owner when you call, and he’s on site when the crew shows up.
A well-installed asphalt driveway can last 15 to 30 years with proper maintenance. That lifespan depends on the quality of the base, the thickness of the asphalt, and how well the surface is cared for over time. We build every driveway to hold up against Northern Indiana’s freeze-thaw cycles, heavy use, and seasonal weather swings.

Signs Your Driveway Needs Attention
Widespread
Cracking
A few hairline cracks are normal over time. But when cracks spread across the surface in a web pattern (called alligator cracking), the base underneath is likely failing. Patching won’t hold. This usually means it’s time for a full replacement.
Standing Water or Poor Drainage
Water pooling on your driveway after rain is a grading issue. If water sits on the surface instead of draining off, it seeps into the asphalt, weakens the base, and accelerates cracking. Proper grading during installation prevents this.
Sinking or
Uneven Sections
If parts of your driveway are sinking or shifting, the subbase underneath has eroded or wasn’t compacted properly. Vehicles hitting an uneven edge every day only makes it worse. Resurfacing won’t fix a base problem.
Crumbling
Edges
Edges are the first part of a driveway to break down because they lack the support of the surrounding surface. If your edges are crumbling or pulling apart, the driveway may need to be widened or fully replaced depending on the extent.
Fading and
Surface Wear
A driveway that has faded from black to gray has lost its protective oils to sun and weather exposure. This doesn’t mean you need a new driveway right away, but it’s a sign that sealcoating is overdue to protect what’s there.
Your Driveway Is
Overi 20 Years Old
Even well-maintained asphalt surfaces start to break down after two decades in Northern Indiana’s climate. If your driveway is over 20 years old and showing multiple signs of wear, replacement is often more cost-effective than ongoing repairs.
Types of Driveway Work We Handle
New Driveway Installation
Building from scratch on new construction or bare ground. We handle the full process: grading, base preparation, compaction, and hot-mix asphalt paving. Every new driveway starts with a properly graded and compacted subbase to prevent settling.
Full Driveway Replacement
Removing an old, failed driveway down to the subbase and starting over. We tear out the existing surface, correct any base or drainage issues, and lay new asphalt. This is the right call when patching and resurfacing can no longer keep up with the damage.
If your base is still solid but the surface is worn, an asphalt overlay adds a fresh layer on top of the existing driveway. This costs less than full replacement and can add 10 to 15 years of life when conditions allow.
Extensions, Widening, and Custom Work
Need to widen your driveway to fit a third car? Add a turnaround at the end of a long lane? Extend to a new garage or outbuilding? We handle circular driveways, extended lanes, apron repairs, and custom shapes for properties of all sizes.
Why Homeowners Choose Asphalt for Their Driveways
Built for Indiana Winters
Asphalt flexes with temperature changes instead of cracking like rigid materials. In a region that sees 50 to 80+ freeze-thaw cycles per year, that flexibility matters. A properly installed asphalt driveway handles seasonal expansion and contraction without breaking apart.
Curb Appeal and Property Value
A new asphalt driveway can increase your home’s value by $5,000 to $7,000 or more depending on the property. The clean, dark finish gives your home a polished look from the street and makes a strong first impression for buyers.
Faster Installation, Less Disruption
Most residential driveway paving projects are completed in one to two days. You can walk on a new asphalt driveway within 72 hours and drive on it shortly after. That’s significantly faster than concrete, which can take a week or more to cure.
Lower Cost Than Concrete
Asphalt is one of the most affordable paving materials for residential driveways. It costs less to install than concrete, and routine maintenance like sealcoating every few years keeps it looking and performing well without a major reinvestment.
Long Lifespan With Proper Care
A well-built asphalt driveway typically lasts 15 to 30 years. Regular sealcoating, prompt crack repairs, and keeping drainage clear can push it toward the higher end of that range. We back every new driveway with a one-year warranty on our work.
What Driveway Paving Includes
Every driveway we install follows the same steps, whether it’s a short two-car pad or a 200-foot farm lane. Here’s what the process looks like from start to finish.
It starts with a site visit. Levi comes out to your property, looks at the layout, checks the existing surface and drainage, and discusses what you need. You get a written estimate before any work begins.
On paving day, the crew arrives with the equipment and materials ready to go. We excavate and grade the area, lay and compact a stone aggregate base, and apply hot-mix asphalt in the correct thickness for your driveway’s expected use. We finish with proper edge work and grading to make sure water flows away from your home, not toward it.
After the job, we walk the site with you and go over care instructions for the first few weeks while the surface cures. Your new driveway is backed by our one-year warranty and our 100% satisfaction guarantee.

Is asphalt better than concrete for driveways in Northern Indiana?
