Signs Your Parking Lot Needs Re-Striping

Barely Visible
If your parking stall lines, directional arrows, or crosswalks have faded to the point where drivers can’t follow them clearly, it’s time for re-striping. Faded markings cause disorganized parking, wasted space, and near-misses in the lot.
Handicap Markings Are Worn or Missing
Accessible parking spaces require clearly visible pavement markings, properly sized access aisles, and signage that meets ADA standards. If any of those elements have faded, been covered by sealcoat, or were never applied correctly, your lot may be out of compliance today.

Sealcoating covers existing striping. Every sealcoat job should be followed by fresh line striping to restore stall markings, fire lanes, directional arrows, and handicap designations. If your lot was sealed but not re-striped, it’s unfinished work.

Full Parking Lot Striping
Stall lines, drive lane markings, directional arrows, stop bars, crosswalks, and loading zone designations. We handle full lot layouts for new construction and complete re-striping for existing lots. Every layout accounts for traffic flow, stall count, and local code requirements.
ADA-Compliant Handicap Markings
Handicap parking stalls, van-accessible spaces, access aisles, and the International Symbol of Accessibility painted to current ADA specifications. Standard accessible spaces must be at least 8 feet wide with a 5-foot access aisle. Van-accessible spaces require an 8-foot aisle and 98 inches of vertical clearance. For every 6 accessible spaces, at least 1 must be van-accessible.
Red curb painting, “Fire Lane” and “No Parking” stenciling, emergency vehicle access markings, and tow-away zone designations. These markings are required by local fire codes and are checked during inspections. We apply them to spec so your lot passes.

What Our Striping Process Looks Like
Striping projects start with a site review. We look at the existing layout, count total stalls, confirm the required number of accessible and van-accessible spaces, and note any fire lanes or code-required markings. If you need a new layout designed, we handle that. If you’re re-striping an existing layout, we verify it still meets current requirements before reapplying.
On striping day, the crew cleans the surface of any loose material and marks the layout using chalk lines and measurements. We use traffic-rated paint applied with professional line-striping equipment for crisp, even lines. Handicap symbols, directional arrows, stop bars, crosswalks, and stenciled text are all applied to spec. The lot is typically ready for traffic within a few hours after the paint cures.
After the job, we confirm that all ADA-required elements are in place: correct stall count, proper access aisle widths, signage locations, and van-accessible designations. Your finished lot is organized, compliant, and ready for use.

Line Striping and ADA Questions
How many handicap spaces does my lot need?
The required number depends on the total parking spaces in your lot. A lot with 1 to 25 spaces needs 1 accessible space. A lot with 26 to 50 needs 2, 51 to 75 needs 3, and so on. For every 6 accessible spaces, at least 1 must be van-accessible. We calculate the correct count during our site review.
How often should a parking lot be re-striped?
Most commercial lots need re-striping every 1 to 2 years depending on traffic and weather exposure. Lots that are sealcoated need fresh striping after every sealcoat application. We can put your lot on a maintenance schedule so it stays visible and compliant year-round.
Can you re-stripe without sealcoating first?
Yes. Striping is a standalone service. If your surface is in good shape but the lines have faded, we can re-stripe without any other work. We also handle striping as part of larger paving and sealcoating projects.
What markings does ADA require?
At minimum: properly sized accessible parking stalls, access aisles with diagonal hatch markings, the International Symbol of Accessibility painted in each space, van-accessible designations, and signage posted at each space. The access route from the stalls to the building entrance must also be clear and accessible.
How long does striping take?
Most parking lots are completed in a single day. Small lots may take just a few hours. The paint cures quickly, and the lot is typically open to traffic the same day or the next morning depending on conditions. Call (574) 377-1971 to schedule.
