Your Parking Lot Is the First Thing People See
Before anyone walks through your door, they walk across your parking lot. Cracks, potholes, faded striping, and standing water don’t just look bad. They create liability, turn away customers, and signal that a property isn’t being taken care of. A well-paved, well-maintained lot does the opposite. It tells people this is a business that pays attention to details.
Brooks Brothers Driveways provides commercial parking lot paving for businesses, churches, apartment complexes, HOAs, retail centers, office parks, and warehouses across Northern and Central Indiana. We handle new lot construction, full replacements, resurfacing, and ongoing maintenance. Every project is managed directly by the owner. You won’t deal with a salesperson or a project coordinator. Levi is on site from the estimate through the final walkthrough.
A properly built commercial asphalt parking lot in Northern Indiana lasts 15 to 20 years with regular maintenance. The key factors are a correctly prepared base, the right asphalt thickness for the expected traffic, and proper drainage grading. We get all three right so your lot holds up under daily use.

Signs Your Parking Lot Needs Work
Potholes in High Traffic Areas
Potholes in drive lanes, entrances, and near dumpster pads take the heaviest abuse and form fastest. Every vehicle that hits a pothole makes it wider and deeper. For commercial lots, potholes are also a liability risk. Customers who damage a tire or trip on a broken edge may hold you responsible.
Alligator Cracking Across Sections
When an area of your lot develops a web of interconnected cracks, the base underneath that section has failed. This can’t be fixed with sealcoating or crack filling. The damaged section needs to be cut out and rebuilt with new base material and asphalt.
Water Pooling
After Rain
Standing water on a parking lot means the grade has shifted or wasn’t done correctly in the first place. Water that sits on the surface soaks into the asphalt, weakens the base, and accelerates every other type of damage. Proper drainage design prevents this from day one.
If your parking stall lines, fire lanes, and handicap markings are barely visible, your lot isn’t just hard to navigate. It may be out of ADA compliance. Faded striping is often a sign that the surface underneath also needs attention.
Surface Crumbling
at Curbs and Edges
Lot edges, curb lines, and areas where asphalt meets concrete are weak points that break down first. Crumbling edges near sidewalks and building entrances are both a safety issue and a sign of wear that’s spreading inward.
The Lot Is Over 15 Years
Old With Ongoing Issues
If you’re calling for repairs every season and your lot is approaching 15 to 20 years old, the math starts favoring a full replacement or resurfacing over continued patching. We’ll evaluate whether your lot has enough life left to justify repair.
Parking Lot Services We Provide
New Parking Lot Construction
From bare ground to a finished, striped lot. We handle excavation, grading, drainage installation, base compaction, asphalt paving, and line striping. New lot construction is common for new commercial buildings, churches expanding their facilities, and apartment or HOA developments adding parking capacity.
Full Parking Lot Replacement
When the base has failed and patching can’t keep up, we remove the old surface, correct the base and drainage, and pave a new lot built to handle the next 15 to 20 years. We phase large replacements so portions of your lot remain accessible to customers and tenants during the work.
Parking Lot Resurfacing and Mill-and-Overlay
If your base is still structurally sound, a mill-and-overlay removes the worn top layer and replaces it with fresh asphalt. This restores the surface, corrects minor grade issues, and costs significantly less than a full replacement.
Church, HOA, and Apartment Complex Lots
These properties have unique needs: church lots must be ready for Sunday services, apartment complexes need tenant parking during work, and HOA boards require clear communication and phased timelines. We tailor each project to meet these specific requirements.
Why Commercial Properties Choose Brooks Brothers
Owner-Managed Projects
You deal directly with Levi from the first phone call through the final inspection. There’s no sales team, no layers of management, and no miscommunication between who sold the job and who does the work. The person who quoted your project is the person on site making sure it’s done right.
Built for Heavy Traffic
Commercial lots see far more traffic than residential driveways, and heavy vehicles like delivery trucks and dumpster haulers put extra stress on the surface. We design commercial lots with thicker asphalt layers (typically 4 to 6 inches over a compacted aggregate base) to handle the load.
Water is the number one enemy of asphalt. We grade every lot so water flows to the designated drainage points and doesn’t pool on the surface. Getting drainage right during construction prevents the costly problems that come from fixing it after the fact.
ADA Compliance Built In
Every commercial lot we build or resurface includes properly marked handicap stalls, access aisles, and signage that meets current ADA requirements. We coordinate striping and markings as part of the project so your lot is code-compliant from the day you open it.
Phased Scheduling for Active Properties
We know you can’t shut down your entire lot for a week. For active commercial properties, we break the work into phases so your business, church, or community keeps running while we work. We plan the schedule with you ahead of time and stick to it.
What a Parking Lot Project Looks Like
Commercial projects start with a site meeting. Levi walks the lot with you, discusses your goals, reviews traffic patterns, and identifies problem areas. If engineering drawings or surveys are already in place, we work from those. If not, we assess the site and recommend the right scope of work.
For new construction, the process includes clearing and grading the site, installing drainage, laying and compacting the aggregate base, and paving with hot-mix asphalt at the thickness specified for your lot’s traffic level. For replacements, we phase the demolition and paving so portions of the lot stay open. For resurfacing, we mill the existing surface, apply a tack coat, and pave the new layer.
After paving, we handle line striping, handicap markings, fire lane designations, directional arrows, and any other pavement markings your lot requires. The finished product is a lot that’s smooth, properly graded, clearly marked, and built to hold up under daily commercial use. Every project is backed by our one-year warranty and 100% satisfaction guarantee.

Tips & Advice for Northern Indiana Property Owners
Parking Lot Paving Questions
How long does it take to pave a parking lot?
Timeline depends on the lot size and scope of work. A small church or office lot might take 2 to 3 days. A larger retail or apartment lot could take 1 to 2 weeks when phased to keep portions open. We provide a detailed schedule before work begins.
How long does a commercial asphalt parking lot last?
With proper construction and regular maintenance (sealcoating, crack filling, and periodic striping), a commercial asphalt lot typically lasts 15 to 20 years. Lots that handle heavy truck traffic may need resurfacing sooner.
Can you pave my lot in phases so we stay open?
Yes. Phased scheduling is standard for most commercial work we do. We plan the phases with you in advance so tenants, customers, and staff always have access to a portion of the lot while we work on the rest.
Do you handle striping and ADA markings?
Yes. Line striping, handicap stalls, fire lanes, directional arrows, and all pavement markings are included as part of the project. We also handle standalone striping and re-striping jobs.
How much does parking lot paving cost?
Every lot is different. Cost depends on the size, condition of the existing surface, amount of base work needed, and any drainage or grading requirements. We provide a detailed written estimate after a site visit. Call (574) 377-1971 for a free estimate. We’re currently offering $1,000 off parking lot paving.
