Small Problems Turn Into Big Bills If You Wait
A crack in your driveway doesn’t fix itself. Water gets in, freezes, expands, and by spring that hairline crack is a pothole. A pothole turns into a crumbling edge. A crumbling edge turns into a section that needs to be cut out and replaced. The longer you wait, the more it costs. Most asphalt damage is fixable early on if you catch it in time.
Brooks Brothers Driveways handles asphalt repair and maintenance for homeowners, businesses, and municipalities across Northern and Central Indiana. We do crack filling, crack sealing, pothole patching, surface repairs, and full-depth patching for driveways, parking lots, private roads, and commercial properties. Whether it’s a single pothole in your driveway or a parking lot that needs attention across multiple areas, we bring the right crew and the right equipment to handle it.
The National Asphalt Pavement Association reports that regular maintenance can extend pavement life by up to 25 years compared to surfaces that receive no upkeep. In Northern Indiana, where freeze-thaw cycles put constant stress on asphalt surfaces, staying on top of repairs isn’t optional. It’s the difference between a surface that lasts and one that fails early.

Signs Your Asphalt Needs Repair
Cracks Getting
Wider Each Season
A crack that was barely visible last year is now wide enough to catch a shoe. That’s freeze-thaw damage at work. Water enters the crack, freezes, expands, and pushes the gap wider every cycle. Filling cracks early stops this progression before it reaches the base.
Potholes Forming
in the Surface
Potholes start as cracks that let water into the base layer. Once the base erodes, the surface collapses under traffic. A single pothole left alone will spread into the surrounding pavement. The sooner it’s patched, the less you’ll spend.
Crumbling or Breaking
at the Edges
Driveway edges and lot perimeters break down first because they lack the lateral support of the surrounding surface. If your edges are chipping, pulling away, or crumbling under tires, repairing now prevents the damage from spreading inward.
Water Sitting on the
Surface After Rain
If water pools in specific spots instead of draining off, the surface has settled or the grading has shifted. Standing water accelerates every other type of damage. Sometimes a patch and regrading in the low spot is all it takes to fix the drainage.
Rough, Pebbly Texture on the Surface
When the asphalt binder wears away, loose aggregate starts separating from the surface. This creates a sandy, rough feel underfoot. If caught early, sealcoating can protect what’s there. If it’s advanced, the damaged section may need patching or resurfacing.
Alligator Cracking
in One Area
A web of interconnected cracks that looks like alligator skin usually signals base failure underneath that specific section. The cracked area needs to be cut out and replaced with new base and asphalt. Sealcoating or crack filling alone won’t solve this one.
Types of Asphalt Repair We Handle
Crack Filling and
Crack Sealing
We fill cracks using hot-pour rubberized sealant that stays flexible through temperature changes. Crack sealing is the single most effective maintenance step for preventing water infiltration. We address cracks of all sizes before they have a chance to widen into something worse.
Pothole
Patching
We cut out the damaged area, clean the opening, and fill it with fresh hot-mix asphalt. The patch is compacted flush with the surrounding surface for a solid, lasting repair. For larger potholes or clusters, we may saw-cut a larger section and do a full-depth replacement of that area.
Surface Patching and Full-Depth Repair
For sections with alligator cracking, sinking, or base failure, we remove the damaged asphalt and compromised base material, rebuild the foundation, and pave a new surface on top. This gives you a permanent fix for localized failures without replacing the entire driveway or lot.
Preventive Maintenance Programs
For property managers, HOAs, and commercial building owners, we offer scheduled maintenance that includes regular crack filling, patching, and condition assessments. Staying ahead of damage on a set schedule costs far less than waiting until the lot needs major work.
Why Timely Asphalt Repair Saves You Money
Repair Costs a Fraction of Replacement
Crack filling and pothole patching typically cost $2 to $5 per square foot. A full driveway replacement runs $5 to $12 per square foot or more. Catching problems early keeps you on the repair side of that equation instead of the replacement side.
Extends the Life of Your Existing Surface
Every crack you fill and every pothole you patch adds time to the life of your driveway or parking lot. Regular maintenance can push an asphalt surface well past the 20-year mark. Ignoring damage shortens that lifespan significantly.
Prevents Liability on Commercial Properties
A pothole or broken section in a parking lot is a trip hazard and a vehicle damage risk. For commercial property owners, staying on top of repairs protects you from claims and shows tenants and customers that the property is well maintained.
Protects Your Base From Further Damage
The base layer under your asphalt is the structural foundation. Once water gets through the surface and into the base, the repair goes from a simple patch to a full-depth rebuild. Sealing cracks and patching holes early keeps the base intact and dry.
Keeps Your Property Looking Right
A cracked, potholed driveway or parking lot doesn’t go unnoticed. For homeowners in Northern Indiana, it affects curb appeal. For businesses, it affects how customers perceive your operation. A quick repair restores a clean, well-kept appearance without the cost of a full repave.
What to Expect During an Asphalt Repair Project
Repair projects start with Levi visiting your property to look at the damage firsthand. He’ll identify what’s causing the problem, not just what it looks like on the surface. Sometimes a crack is just a crack. Other times, it’s a sign of something going on underneath that needs to be addressed before any patching will hold.
For crack filling, the crew cleans out the cracks with compressed air, then applies hot-pour rubberized sealant that bonds to the sides of the crack and stays flexible as the pavement moves with temperature changes. For pothole patching, we saw-cut around the damaged area, remove the failed material, and fill with compacted hot-mix asphalt. For larger failures, we rebuild the base before paving.
After the work is done, we’ll let you know if there are other areas to watch and whether sealcoating would help protect the repair and the rest of the surface. We don’t push services you don’t need, but we’ll tell you what we’d do if it were our own property.
Related Services
After repairs are complete, sealcoating protects the repaired areas and the rest of your surface from future damage. The ideal follow-up to any crack filling job.
If damage is too widespread for spot repairs but the base is still sound, resurfacing adds a fresh layer over the existing surface.
When repair is no longer enough, we handle full driveway replacement from base prep to final paving.
Full lot construction, resurfacing, and replacement for commercial properties that have outgrown repair.

Tips & Advice for Northern Indiana Property Owners
Asphalt Repair Questions
Should I repair my driveway or replace it?
If the damage is limited to the surface (cracks, small potholes, edge wear) and the base is still solid, repair is usually the right call. If you’re seeing widespread alligator cracking, multiple sinking spots, or the driveway is over 20 years old with chronic issues, replacement may be more cost-effective long term.
How much does asphalt repair cost?
It depends on the type and extent of the damage. Crack filling is one of the most affordable maintenance tasks. Pothole patching and surface repairs cost more depending on the area involved. We provide a written estimate after looking at the damage in person. Call (574) 377-1971 for a free estimate.
Can you repair just one section without redoing the whole driveway?
Yes. That’s exactly what most repair work involves. We cut out and replace only the damaged section, leaving the rest of your driveway or lot intact. You get a permanent fix without paying for a full replacement.
How long do asphalt repairs last?
A properly done hot-mix patch or full-depth repair can last as long as the surrounding pavement. Crack filling typically holds for 3 to 5 years before reapplication is needed, depending on traffic and weather conditions.
What time of year is best for asphalt repairs?
Hot-mix repairs and crack filling work best when temperatures are above 50°F, which means the primary season in Northern Indiana runs from April through November. Emergency pothole patching with cold mix can be done in cooler weather as a temporary fix until permanent repairs are possible.
